    Hi,

    I've moved to be closer to H2B. I moved mid May and I'm still waiting to have a new kitchen and bathroom installed, at the moment I have a 'temporary' kitchen which means it's not really use or ornament. Work should have been done in August. I wasn't contacted (although I have been chasing it and I don't get any replies) and now I'm told work will be done 'around' March. In the meantime I can't decorate or carpet because it would get ruined.

    Today my landlord has surpassed all other failings. My loft hatch falls down as it's not been installed securely, a nice solid piece of wood about 35"x55" and if it fell and hit me or my daughter it would surely kill us or at the very least leave a very nasty head injury. I called to have it fixed and I'm told it's not urgent, keep the loft hatch hanging down for a week until we can fix it. Home one day from Christmas & New Year holidays.......let the stress commence!!!

    We intend to live here after the wedding and now I'm wondering if I'll ever get my house 'homely' and in the time frame we have. :(

    Just had to vent. Any other B2B's having house problems?

    Move. Or contact CAB to find out your rights about the state of the house.

    when i lived at home with my mum, we lived in a rented property. there were quite a few problems with it. dampness, windows not shutting properly, (we were broken into in middle of night while we were there), bath leaked, ceiling in sisters room damp and falling down. my mum kept informing the landlord of the problems and was simply told everytime they will be fixed at so and so a time but nothing actually happened. We were there year half and nothing had been sorted. in the end my mum went to health and safety and they came round and did an inspection and the problem was a lot worse than we realised. It was actually not safe to live in. the landlord was then given a date when all work had to be done by that.
    Sorry to ramble on!!

    If i was you go to health and safety and explain to them. they will be able to legally force your landlord to complete the work. xx

    Landlords have a legal obligation to have a functioning kitchen so if you have been waiting this long get yourself down to the CAB at once!

    Failing that if he isn't keeping to his contract you can terminate it and move.

    Hi Mrs Pidgeon,

    I would move but I had to move twice last year and disrupted my daughters schooling. She's settled in school now and doing extremely well. Not many houses in the village where I live so moving would be difficult.

    I'll go into the CAB and see what they say about the situation. The last advice I got was to make a complaint to the Housing Ombudsman but I have to make complaints through the landlord first and although I make complaints in writing, by email or on the phone the complaints are never acknowledged or lodged.

    I try and focus on arranging our happy day. :)

    If you need to make a complaint to your landlord first and he doesn't acknowledge them, trying sending it by signed for delivery - that way you'll have the proof to say that he has received your complaint even if he denies it and you should be able to move on to the ombudsman then. But I would agree that having someone from the council come out should work too - if you call your local council's main switchboard and explain the problem to them they should be able to put you through to someone who can help. They will come out and do an inspection and give your landlord a certain timeframe for rectifying everything that's not up to the legal standard. Should put your mind at rest, since they have more power to get things moving.

    I've not been given that advice before. I didn't know the council would get involved. Never had to deal with these kind of problems before.
