Becci I remember being sad but excited all at the same time selling my flat but buying our first home together.

It was all worth it in the end, after we had the house gutted and refurbished we got an estate agent in to value it, that was 18 months ago now and back then we had already increased the value of the house by about £50k, that was after cost of buying and refurbishing.

Goodness knows what it's worth now though, there's a house on our road on the market for £700k, insane! They have an extra bedroom but we have an extra bathroom as we converted our 5th bedroom into an en suite for our master bedroom. They also have a family room which we don't have.

Oh wants an attic room project for pur next house and a three bed so he can make me an office .. Love the idea of the attic room but it'll be expensive for an attic conversion. Plus I may have killed him before we sell this house if he doesn't make an effort to keep this place clean and tidy!! There is no way I am spending all my time tidying up and cleaning after him every time there's a viewing

It's expensive down here anyway, reckon max we've increased since refurbishment is £130k, house prices here are crazy but it's a really nice area at the end of the tube line so easy access into central London.

Doubling value is really good, we've nowhere near doubled ours, that'll be many many years down the line lol, probably at least 15 year's unless prices shoot up again.

We have got plans down the line to possibly extend into the garden, which is really long. We'd have a bigger kitchen/diner, rather than the small kitchen with a separate dining room which is doubling as a study and music room. It would be nice to have that room only as a working room. Upstairs we'd add a fourth bedroom, and maybe rejig the other rooms a bit, as the master bedroom is huge, the second one a sizeable double room, and the third one definitely a single. Plus the boiler is in that third room which I'm not keen on. I don't want to move the boiler, but we good move the wall between the third bedroom and the loo so that the boiler is in the room with the loo. This is several years off though and would involve re-mortgaging. We'd also have to make sure that the subsequent value would justify the cost, as every area has a ceiling, and we'd want to at least break even. Having bought for £145k, after the work we're currently doing I'd be confident at current prices of selling at £160-170k. To break even after an extension we'd probably need to sell at well over £200k, which nothing in that area currently goes for. Having said that all the houses in the area are three bedrooms not four, and prices will rise over time anyway, particularly as people are starting to realise that it is a good place to live.

Hubby and I tend to eat in the kitchen as we also have a dining table in it and then only eat in the dining room when we have guests.

I love kitchen diners, all the mess is confined to one room, cleaning up is so much easier.

Weather is still big pants here, I'm staying put now, can feel an early night coming on as well and very much doubt football will be on in the morning for the boy as it tends to get waterlogged with a fair amount of rain.

I like the reed diffusers as well. I have a vanilla one that still smells even though no fluid left.

It's miserable here too GF. hubby wants us to go for a curry with his mates tonight, I feel like telling him to go without me. Am I being miserable?

Not at all. Stay indoors, hubby is djing tomorrow night, I may stay in with the kids, even though they should be with the dad!

I've seen a 4 bed with big garden drive and garage in a better area for 142k too but that's nearly been up two years too .. The house looks not too bad and that is stupidly cheap so must be something wrong with it in the surveys

House prices here used to be cheap, now they have gone up a fair amount. A 3 bedroom csn cost anything from about £150k upwards. Ours is 4 and was on th market for £300k and could not sell, hence why he started renting it out.
